Villa "Prima" is a top modern villa in typical Istrian country style located in a pretty little village called Rojnici, which is not far from the central Istrian towns of Barban (6 km), Svetvinčenat (10 km) and Žminj (8km). With its 4 very different bedrooms and a large, modern-open designed common area, this villa is extremely suitable for 2 families, a group of friends or even friendly couples.
We would like to especially emphasize the absolutely great price/performance ratio of this villa, which really offers all desirable comfort and beyond (e.g. sauna) and at the same time can be offered by us at amazingly moderate prices even in high season. These are details that make the trendy villa "Prima" one of the top objects in our portfolio.
Already at first sight the house appeals to the visitor in a very friendly and inviting way. This may be due to the pretty blue shutters of the villa, most of which is also made of quarry stone, which are in perfect harmony with the blue mosaic of the pool and the blue sky broken up by veil clouds.
The core of the garden plot of 800 m2 is the pool area with surrounding natural stone terrace and adjacent wooden terrace for the comfortable sun loungers (and if it is too warm, there is also a parasol for shade). Otherwise, the garden consists of a spacious lawn, which is also ideal for children to play.
The property, bordered by a small wall, is embedded in the natural Mediterranean vegetation, green all year round, which further increases the recreational value.
The use of mainly natural materials such as stone and wood in and around the house further enhance the pleasantly relaxing atmosphere of the beautiful villa. Let's take a look inside the villa.
This has 2 residential floors.
On the first floor we enter (also via the beautiful covered terrace with fixed BBQ and shaded dining area) the chic living area with modern couch landscape, where trendy accessories such as lamps or contemporary, yet discreet art, determine the style modern and purist.
Cozy is this room, which is separated from the entrance only by a large round arch.
Equally open in design, the kitchen is just waiting for visitors.
The white built-in kitchen furniture and the black dining table with 8 comfortable chairs becomes a communicative space.
Take the opportunity to buy the fresh products that the Istrian cuisine has to offer and enjoy an evening of cooking together without feeling that this has anything to do with work.
The kitchen is fully equipped with dishwasher, electric kettle, large refrigerator, microwave, toaster, children's high chair, electric stove and washing machine and much more.
The walls are white, the large format floor tiles emphasize the brightness of the house.
The window frames are also turquoise-blue inside, which is a great contrast to the bright interior.
Furthermore, on the first floor there is 1 of the total 4 bedrooms with an en-suite bathroom and garden exit to the terrace, where you can soak up the Mediterranean atmosphere already in the morning and start the day relaxed.
Not to forget of course the Finnish sauna, which is also installed here.
After the sauna a cool down under the outdoor shower and then a jump into the pool (1.40 m deep) refreshes and makes fit. Via the spacious entrance, a curved staircase leads to the remaining bedrooms, which are located on the upper floor.
Great on this floor is also the large balcony with fabulous garden and pool views.
These 3 bedrooms are all quite different in their furnishings, but what they have in common is that they have plenty of storage space for your vacation wardrobe and each has an LCD TV, CD player and also here, as in the whole house, air conditioning and electric heating. 2 bedrooms each have a double bed, the 4th bedroom has 2 single beds, which are slightly offset, but of course could also be moved together.
The 3 bedrooms have two more modern, white shower bathrooms on this level.
By the way, both bathrooms have underfloor heating.
The sleeping areas are also characterized by the use of the natural materials and carefully planned lighting. How you would like to arrange your vacation is up to you, but whatever your priorities may be - they are easily perceived by you with the rental car. Enjoy the diversity of the enchanting nature - go hiking in the Rasa valley, visit the climbing park in Glavani, take a beach day or drive to the numerous surrounding historically interesting towns such as Svetvinčenat, Žminj, Barban or Pula (by the way, the airport of Pula is only 29 km away). Over the centuries, these towns bear witness to their vibrant history.
The insanely impressive medieval backdrops of the towns are often used for cultural events such as jousting (Barban), musical events and theater (Pula amphitheater or downtown Svetvinčenat). If you travel at the right time, you might have the opportunity to visit authentic wine, fig or village festivals, which you really should not miss. We are sure that after a nice day trip you will always love to come back to Villa "Prima", which with its excellent quality and meeting the most modern demands will quickly become your fine vacation home as well.

The modern villa "Prima" in typical Istrian style offers privacy & luxury for friends, couples or families. The top equipped villa is located in the picturesque village of Rojnici. In Rojnici you can enjoy the peace and beauty of the impressive nature of Central Istria. At the same time, the beautiful towns of Barban, Svetvinčenat or Žminj are only a few kilometres away and can be reached very quickly by rental car. The airport of Pula is 30 km away.
