Spacious villa of 140 m² living space very functional, friendly and bright near the sea and the forest.

Situation: the house is recent, at the end of a quiet cul-de-sac. It is located in Vertbois in the south of the island, 8 minutes from the bridge (easy and quick exit from the island to visit the surroundings) in a quiet environment (residential area) in the immediate vicinity of the national forest (cycle paths and health) and 800m from the large beach of Vertbois easily accessible on foot or by bike from the house.

For amenities, a small shopping center is 3 minutes from the house by car as well as a small summer market and several local shops. A larger shopping center is located in Dolus (7 mins by car) as well as a large market at Château d'Oléron located 10 mins away.

The beach is very popular for its activities (surfing, windsurfing, kiteboarding, spearfishing, sand yachting, snorkeling, shore fishing, surfcasting) and its privileged environment particularly appreciated by families and sports enthusiasts. Vertbois beach is a famous and highly sought-after sandy beach which stretches over several kilometers from St Trojan les Bains and is suitable for all types of holidaymakers.

You can access it either by the main axis or by a forest path quickly accessible without having to take the car.

Description: Inspired by travel, the house combines both modernity and nature. The mix of materials (wood, metal, stone, earth coatings) as well as its configuration gives it a lot of originality and creates a warm and friendly atmosphere.

It is split into 2 distinct spaces: the living space and the sleeping area where a wing of the house includes all the bedrooms (L-shaped house)

The living space: the house has a very large living space with large volumes where you can access a friendly space located on the mezzanine which includes a second small original Indian lounge conducive to relaxation (yoga, games, reading...) and a large desk for work enthusiasts. The living room and the dining room open onto a very large fully equipped U-shaped American kitchen overlooking the garden via 2 large bay windows, one of which is in the brick partition. Openings whatever the orientation of the sun guarantee you a very high luminosity throughout the day.

The sleeping area: the house has 3 bedrooms.

A very original master bedroom has its private bathroom (Italian shower) and its toilet. A second bathroom also with Italian shower and a second toilet make up the sanitary space of the house. A small laundry room with washing machine completes this space. The bedding is recent and of excellent quality (Bultex shape memory). All the bedrooms open onto the garden through French doors.

The garden: facing south and totally enclosed by walls, it is the heart of the house around which all the rooms of the house communicate (principle of Riads). Composed of exotic and Mediterranean plantations, you will appreciate its atmosphere and for the lucky ones you will be able to enjoy the fruits of the garden.

The garden is equipped with everything you need to enjoy it (hammock, weber barbecue, deckchairs, parasol...).

A small gate at the end of the garden gives onto a small private passage which allows quick and secure access to the national forest and the beach.

A wooden shed allows the storage of bicycles and other equipment. 3 bicycles can be made available free of charge but which we only use to get to the beach.

A solar garden shower is also practical for returning from the beach.

The main entrance of the house easily allows the parking of 2 vehicles.
