1. Security: Prior to leaving the premises, guests should ensure that both the keyless and secondary locks are securely locked. It is imperative that the premises are not left secured with only one locking system.

2. Check-Out and Check-In: Please be advised that our check-in time is between 15:00 and 18:00, while our check-out time falls between 09:30 and 10:00. We kindly request that guests inform us about their travel plans, including their arrival and departure times for check-in and check-out. This information allows us to adequately prepare for their stay.

Early Check-in: If you require an early check-in, please note that it is subject to availability and must be directly communicated to us with a minimum notice of 48 hours. However, please understand that in most cases, we are unable to accommodate these requests as they may disrupt the outgoing guest's stay or interfere with the cleaning and preparation process for the next guest. Nevertheless, we will make every effort to accommodate these requests based on our availability and free of charge. We recommend checking our calendar's availability before contacting us with such requests.

In the event that an early check-in is possible, we can only offer a maximum of 2 hours, until 13:00, and this will incur a charge of £30 per hour. This fee covers the additional cleaning personnel required to assist in preparing the apartment for the next guest.

Late Check-In: Late check-in requests are subject to availability and are free of charge. However, if a guest requests a late check-in, depending on the arrival time, we may not be able to assist them with any additional requirements until after 9:00 the following day.

Late Check-Out: Regarding late check-out requests, please be aware that they are subject to availability. It is important to note that these requests must be directly communicated to us with a minimum notice period of 48 hours. We understand that late check-outs can be convenient; however, in most cases, we are unable to accommodate these requests as they may disrupt the stay of the outgoing guest or interfere with the cleaning and preparatory process of the apartment for the next guest. Nevertheless, we will make every effort to accommodate these requests based on our availability and free of charge. We kindly advise guests to check our calendar's availability before reaching out to us with their requests. If a late check-out is possible, we can offer a maximum of 3 hours, until 13:00, and there will be a charge of £30 per hour to cover the cost of additional cleaning personnel required for the preparatory process of the apartment for the next guest. If a guest fails to make a request for a late check-out, there will be a penalty fee ranging from £50 to £100.

3. House Keys: In the event of keys being lost, damaged, or locked out of the property, there will be a charge starting at a minimum of £150 for key replacement. The exact cost will depend on the type of key and the time and service required for repairs or re-entry into the property.

4. Cleaning fees and extra cleaning fees: An additional fee of £20 will be charged for any extra linen and towel requests.
All guests should be aware that the cleaning fee paid during their stay covers the provision of a clean set of towels and linens, as well as general preparation cleaning to ensure the apartment is ready for their arrival. Prior to departure, all guests are advised to carefully read and follow the check-out instructions provided. It is important to note that the cleaning fee does not cover the responsibility of leaving the apartment, particularly the toilets, in a dirty condition.
Uncleaned toilets: extra cleaning charge of £75.
Prior to finalising your visit, it is imperative to ensure that all trash and general waste are appropriately disposed of. This can be achieved by utilizing the designated bins available in the restrooms and kitchen areas. Subsequently, the waste should be transferred to the large bins situated in the waste bin area at the rear of the building.

5. We have a strict policy against anti-social behaviours, events, or parties. We have zero tolerance for any form of bad or abusive behaviour towards our staff or neighbours. To ensure a peaceful environment, we have designated quiet hours from 20:00 to 08:00. Please note that this property is solely for accommodation purposes for guests staying at the apartment. Any kind of party, gathering, or event is strictly prohibited. We kindly request all guests to be mindful of the fact that this apartment is located in a quiet residential area and to refrain from making excessive noise or engaging in any activities that may disturb the neighbours. If any evidence of loud noise disturbances, parties, gatherings, or events is found or reported during or after your check-out, you may be evicted from the apartment immediately. In such cases, no reimbursement will be provided for the remaining nights. Additionally, you may be charged £500, in addition to any other costs related to damages or additional cleaning, to restore the apartment to its original condition. We trust that you will respect our rules, services, facilities, apartment, neighbours, and the local community during your stay.

6. Booking Capacity and Overcrowding: The apartment's capacity is determined by the number of guests specified in the booking contract. However, the maximum number of adults allowed in the apartment is five. If there is a child under two years old using a Cot bed, the apartment can accommodate a total of six people.
The capacity of the apartment is subject to the booking or reservation contract. Therefore, the number of people allowed in the apartment is as per the terms of the booking contract.
All modifications to bookings and reservations, including requests to add guests to an existing booking or reservation, must be submitted in written form along with a valid photo ID. An admin fee of £35 per guest per night will be applicable.
If guests have booked the apartment for a specific number of persons, however, if it is discovered that more persons have checked in and stayed overnight without our written consent, we reserve the right to charge you an additional £50-75 per extra guest per night.
In cases of overcrowding, where the number of people exceeds the apartment's capacity, we reserve the right to charge you an additional £50-75 per extra guest per night. We also reserve the right to cancel your reservation and ask that you vacate the apartment immediately. Under such circumstances, no reimbursement will be provided for the remaining nights.
7. Pets and Animals on the Premises: With the exception of service animals, no pets or animals are permitted to stay on the property. Failure to comply with this policy will result in a charge of £100 per night plus an additional extra cleaning fee of £100.
We also reserve the right to cancel your reservation and ask that you vacate the apartment immediately. Under such circumstances, no reimbursement will be provided for the remaining nights.

8. Waste Disposal: There are three waste receptacles in the apartment, situated in the kitchen and in both bathrooms. It is the responsibility of guests to properly dispose of their garbage at the conclusion of their stay by utilising the communal waste disposal area located at the back of the building.
The waste disposal area and bins can be easily seen from the living room's rear window and can be accessed by exiting the building through the main entrance on the ground floor and taking a left on the adjacent side street to discard their trash.
Prior to finalising your visit, it is imperative to ensure that all trash and general waste are appropriately disposed of, as failure to leave the apartment free of rubbish or to dispose of it correctly in the bins may result in a fine ranging from £50 to £200, depending on the quantity of rubbish left behind.

9. Smoking/Drugs: We strictly prohibit smoking or the use of drugs in any form. Our establishment enforces a Zero Tolerance Policy regarding "smoking or any type of drug being consumed in the apartment or within the building, including the communal areas, stairways, and parking facilities. Failure to comply with these regulations will result in a penalty charge of £200 and the immediate cancellation of your stay or reservation.

10. Handling of Soiled Towels: At the conclusion of your stay, kindly place any dirty towels in the designated laundry bag. For the exact location, please refer to the photo gallery.

11. Proper Utilisation of Appliances: In the event that any appliance is discovered to have been misused and subsequently damaged during your stay, you will be held responsible for the full cost of the appliance. We kindly request that guests prioritise their safety and the safety of others by refraining from operating any appliance if they are uncertain about its usage. Manuals for the appliances can be found in the lower drawer of the shelving unit in the kitchen.
It is imperative that appliances remain in their designated location at all times. In order to ensure safety, it is crucial that the iron and ironing board are promptly returned to their original positions either after use or at the conclusion of their usage period.

12. Fire Safety Equipment: At our establishment, we prioritise the well-being and safety of our guests and all individuals. As a result, we treat all health and safety complaints or violations with the utmost seriousness. It is strictly prohibited for guests to interfere with any fire safety equipment or combination smoke/carbon monoxide alarms unless it is an emergency situation.
Any misuse of this equipment will result in immediate cancellation of the booking or reservation, along with a penalty of £150. Please note that no refunds will be provided for the remaining duration of the guest's stay.

13. Furniture's Fixtures and Fittings: It is essential to return all furniture, fixtures, and fittings to their original positions prior to checking out. Failure to uphold the apartment's acceptable condition will incur an additional cleaning fee, which can range from £50 to £200.

14. Identity Verification: In order to ensure a secure and smooth check-in process, we kindly request that all adult guests provide a photo ID. For guests from the UK, Ireland, and the EU, this information must be provided to us at least 48 hours before check-in. For guests from all other international regions, we kindly ask that you provide this information at least one month before check-in.
Additionally, for children accompanying you, please only provide their names and ages during the ID verification process.
