1. ZERO smoking tolerance; if not abided by and there is a smell left, there will be a fine of $300.

2. CHECKOUT INSTRUCTIONS: please leave your swipes and key on the kitchen bench and turn off the AC, lights and shut the balcony door if applicable. If swipes are not found inside the apartment on the kitchen bench or back in the lock box, you risk being charged for swipe replacement.

3. No more than the specified number of guests in the property after 9pm. Security monitors the number strictly to avoid noise disturbances to the other guests and tenants and any inappropriate behaviour.

4. If you lose your key/swipe you will be charged a call-out fee of $120 and a $120 fee to replace the lost key, which must be paid before a staff member can assist. If a lock change is deemed necessary, Stay Ltd reserves the right to charge the Head Guest accordingly.

5. You must inform us immediately if any stains, odours or damage occurs to the property, and you agree that you will be held financially responsible to remedy such issues.

6. You will be charged additional if there is excessive rubbish, or the apartment left messy (please be respectful if you have young children in the property).

7. The head guest is soley responsible for the safety of everyone and all personal belongings within the apartment.

8. Theft of any items is strictly banned. A chattels list is taken before and directly after your stay for reference.

9. The head guest agrees that the apartment will not be used for any unlawful purpose.

10. Un-arranged late checkouts will be charged $120. Stay Ltd holds the right to access the property from your checkout time.

11. Bonds are already taken by Airbnb and B.com, except VRBO or direct bookings which are handled through Stay Ltd. The supplied credit card must match the name of the booking and Stay Ltd holds the right to charge your credit card if any of Stay Ltd's house rules terms and conditions are breached. If an incident occurs that exceeds the bond taken, Stay Ltd holds the right to charge the credit card to remedy the damage.

12. If there is an issue experienced during your stay, please inform the team immediately so we can rectify the situation in a timely manner. If the problem is not rectifiable and is a necessity for health and safety (ie. plumbing or electrical) we will work with you to provide a refund/alternative accommodation.

13. What are you expected to provide as a guest? Your cleaning fee covers what you will need for the first three days (bathroom amenities, rubbish bag per bin, three toilet paper rolls, laundry/dish powder, tea/coffee/milk selection, and linen).
