Any termination must be notified by registered letter
a) termination at the initiative of the tenant
- when the termination occurs 30 days or more before entering the premises, the installments paid remain with the owner, unless the latter finds a new tenant for the period
- if this termination occurs within a period of less than 30 days before entering the premises, 100% of the stay will be invoiced to the tenant. For any cancellation, 20 € of administration fees will be retained.
b) if the tenant does not show up on the day mentioned in the contract and after 24 hours and without notice from the owner.

- the sums paid remain with the owner
- the owner can dispose of his rental
c) termination at the initiative of the owner
Before entering the premises:
In the event of termination of this contract by the owner, before entering the premises, for any reason whatsoever except in cases of force majeure, he will pay the tenant double the amount of the deposit received
This refund will be sent to the tenant by registered mail with acknowledgment of receipt within 15 days from the notification of termination.
After entering the premises:
When the termination of the contract by the owner occurs during the rental period, it must be duly justified (non-payment of the rent, bad check issued by the tenant, proven deterioration of the rented premises, complaints from the neighborhood, etc.)
This termination, which occurs by registered letter with acknowledgment of receipt, entails the departure of the tenant from the premises within two days of the date of receipt of the letter notifying him of this decision.
Whatever the cause of the termination, the full amount of the rent remains with the owner.
Interruption of stay
In the event of early termination of the stay by the tenant, and if the responsibility of the owner is not questioned, no refund will be made.
Force majeure: if the tenant justifies serious reasons presenting the characters of force majeure (unforeseeable, irresistible event and external to the tenant) making it impossible to carry out the rental, the contract is automatically terminated. The amount of rent already paid by the tenant is returned to him, in proportion to the duration of occupation that remained to be carried out.
